In the vast majority, roughly 95-98% of home purchases in San Diego are just a checklist of basic forms
and disclosure to have signed, and 2-3 simple inspection tasks to complete once a home buyer finds the
home that's right for them.

There are still varying degrees of physical work to do, and paperwork and reports to review but the entire
process is online, standardized, and completed in a matter of minutes once the home is found and the
buyer's (Your) offer is accepted by the seller. Prior to that consist simply of searching online for homes,
viewing homes in person, and filling in a few blanks on a industry standardized Purchase Offer form.

Many times agents will spend 5-10 hours of total time on the entire home buyer's purchase transaction
and then collect a commission check for $20,000  - $50,000, or even $100,000 or more. In fact it
happens every day.

Our commission is based on our time spent in the field and in the office with you or on your "file". It's  
always less than other buyer agents without any sort of commission rebate guarantee, and simply means
more money in your pocket after escrow closes!
 

How the Prestige Properties & Finance Commission Rebate Works:
Depending on how much time we spend working on your home purchase transaction in the field and in
the office we adjust your commission rebate so we get paid less if your transaction is quick or more if
your transaction takes more time. Between 40%-80% to us and 20%-60% to you.

You'll receive full service home buyer representation and assistance from us regardless of how short of
long your transaction is and without even reading any further get at least the minimum commission rebate
of 20%, or You can choose to do the leg work yourself and then make sure to close escrow quickly and
receive a commission rebate of as high as 60%. In most home sales this would be the equivalent of you
earning $200-$500 an hour, just for having your home loan ready to go and doing most of the home
viewing yourself. Either way is a win-win for You and Us!

We start every home buying client off by agreeing to give them
60% of our commission and then use
the chart below to adjust the commission rebate based on the "Number of Showings" that client needs,
and the number of "Days for Escrow to Close" that it takes to complete that client's home purchase
transaction.

"Number of Showings" refers to each day an agent coordinates and accompanies a home buyer to
view a home or homes.

"Days for Escrow to close" means how many days AFTER your offer is accepted by a seller for the
escrow to close.

Example A) If you require only
1 showing appointment (Part 1) and closed escrow in 45 days or less after
your offer is accepted by the seller
(Part 2), then you have no rebate reductions and will receive a 60%
cash commission rebate.

Example B) If you require
2 showing appointments (Part 1) and closed escrow in 45 days or less after
your offer is accepted by the seller
(Part 2), then you have a 10% rebate reduction from (Part 1) and will
receive a
50% cash commission rebate.

Example C) If you require
3 or more showing appointments (Part 1) and close escrow in 76 or more days
after your offer is accepted by the seller
(Part 2) you have a 20% rebate reduction from (Part 1) and a
20% rebate reduction from
(Part 2) and will receive a 20% cash commission rebate.

What If I Don't Know How Many Showing Appointments It Will Take To Find The Right Home or
How Long It Will Take to Close Escrow?
                                                      
That's the reason we created the variable commission rebate program, to make it fair and clear that as
the work amount changed the rebate would well.

Before escrow closes we will look at the 2 factors "Number of Showing" appointments we had to do and
the "Days for Escrow to Close" from offer acceptance and then calculate your final commission rebate %.

The minimum commission rebate is 20%.


Will I Receive the Same Level Of Service as I Would With a No Rebate Broker or Agent?
Absolutely, We've sold over 1,500 homes in San Diego and know the business and the areas as good, if
not better than almost any agent around. We will provide you with top notch service from start to finish and
are motivated to help you close escrow in whatever fashion and time frame you want. There's no hurry
unless you want there to be.


When do I Receive the Commission Rebate Money?
You will receive the commission rebate as a credit through escrow and be able to use it towards the
purchase price if your new home loan lender will allow it, or towards your closing cost. If you are using a
home loan and your lender won't allow a credit from the broker then you will receive it within 5 days of
close of escrow.


Are There Any Minimum or Maximum Commission Limits?
There is no limit to how much rebate money you can receive back. There is a minimum commission to
Prestige Properties & Finance of $4,000 that overrides the above chart, meaning home purchases under
$133,000 would likely not receive any rebate.


Do I Have to use Prestige Properties & Finance for my Loan as Well?
No, we're busy with Real Estate transactions and can no longer compete well with nationwide lenders.
We actually suggest that you call

knowledgeable, has all the available loan options, and can get full loan pre-approvals in less than 24

Is There any Downside for a Home Buyer to the Commission Rebate Program?
Not unless you can find a 20 year San Diego real estate broker that's sold over 1,500 homes, that is
