Attention All Home Buyers!
The Internet has simplified and reduced the cost of many services and Real Estate should be no
exception. It's no secret that home buyers have instant online access to almost as much listing information
as real estate agents, And purchase offers, along with all other home purchase related documents are
easily prepared with standardized fill in the blank templates, emailed out to be digitally signed by home
buyers and sellers and back in an agents email in a matter of minutes.

In reality helping folks buy and sell homes is no longer very labor intensive for the majority of home buying
and selling transaction. Home purchase and sale transactions are essentially just a checklist of basic
forms and tasks to complete once the right home is found, and if the home buyer is using all cash then it's
e
ven easier.

Real estate commissions however have not decreased. Agents are paid commissions based on the
sales or purchase price of the home, typically 2.5-3.0% percent. The amount your agent earns helping you
sell or buy a home typically has no correlation to the amount of work they actually had to do, or the time
they actually spent working on it. There is still varying degrees of physical work to do, and paperwork and
reports to review but the whole process is practically automated and it's much easier to do than ever
before for experienced agents.

Today an agent can literally spend 10 -12 hours with a home buyer and on their purchase transaction and  
collect a $20,000, $30,000, $50,000, or even $100,000 commission!
In fact it happens often!

How Does the Commission Rebate Work?
Depending on how many home showing appointments you desire or require and how long your escrow
takes to close
we adjust the commission rebate paid to you. Essentially we only get paid for the time and
effort we put in
and you get the rest of our commission!

You can have
full service home buyer representation and assistance without even looking at the
commission rebate program and get a
t least a minimum commission rebate of 20%, or do a lot of the
leg work yourself and receive the top commission rebate of 60%. Based on the typical home
purchase transaction in the market today the average home buyer would receive a commission rebate of
about
40%.

We simply start every home buyer off by agreeing to give
them 60% of our commission then use the
chart below to adjust the commission rebate based on the "Number of Showings"
they desire, and the
number of "Days for Escrow to Close" that it takes to complete the home purchase transaction.

For example using the chart below, if you required only 1 showing appointment (-10%) and then closed
escrow in 60 days or less
(-5%) you would receive a 45% commission rebate.

The math: 60% -10% - 5% =45% (The (-10%) and (-5%) deductions are shown below in blue).

Example #2: If you already know which home you want to purchase and don't desire any showing
appointments and then you also close the escrow in 30 days or less you would receive a
60%
commission rebate (
60% - 0% (for 0 "Number of Showings") - 0% (for 0-30 "Days for Escrow to Close").
                                                 
Example #3: If you only required 1 showing and then close escrow in 30 days or less you would receive a
50% commission rebate (60% - 10% (for 1 "Number of Showings") - 0% (for 0-30 "Days for Escrow to
Close").  



How to Calculate the Final Rebate Percent:

         60 (Your starting rebate percent)
    - 0-20 (Based on "Number of Showings")
    - 0-20 (Based on "Days for Escrow to Close")

What if I don't know how many showing appointments it will take to find the right home or how
long it will take to close escrow?
                                                       
That's the r
eason we created the variable commission rebate program so you get a rebate based on how
much work we do. Before
escrow closes we will look at the 2 factors "Number of Showing" appointments
we had to do and the "Days for Escrow to Close" from offer acceptance and
then calculate your final
commission rebate %
. The absolute minimum commission rebate is 20%.


Will I get the same level of service I would with a no rebate broker or agent?
Absolutely, We've sold over 1,500 homes in San Diego and know the business and the areas as good, if
not better than almost any agent around. We will provide you with top notch service from start to finish and
we want you to find the right home and close escrow in whatever fashion and time frame you want.



When do I get the commission rebate money?
You will receive the commission rebate as a credit through escrow and be able to use it towards the
purchase price if your new home loan lender will allow it, or within 5 days of closing escrow if your lender
won't allow it to be credited through escrow.



Are there any minimum or maximum commission limits?
There is no limit to how much money you can receive back, but there is a minimum commission to
Prestige Properties & Finance of $4,000 that overrides the above chart in the event your purchase price
is low or the commission offered by the seller is abnormally small. We'll work for a lot less, just not for free.

Do I have to use Prestige Properties & Finance for my loan as well?
No, we're busy with Real Estate transactions and can no longer compete well with nationwide lenders.
We actually suggest that you call
Greg Wynn at Prime Lending if you don't have your loan approval
already in hand. He can be reached at their downtown branch at
619-279-5705. He's very
knowledgeable, has all the available loan options, and can get full loan pre-approvals in less than 24
hours. Otherwise please contact your lender of choice.



Is there any downside for a home buyer to the commission rebate program?
Not unless you can find a 20 year San Diego real estate broker that's sold over 1,500 homes, that is
offering more than 60% in commission rebates. We don't require any fees from you or any other fees. So
