The Real Estate market of 2008, the first part of 2009, and for the foreseeable
future has been, is, and will be very different than what most every market
participant grew accustom to. The recent upheavel in the real estate and
finance markets has changed just about everything when it comes to investing
in real estate, turning all the variables on their heads from just a few years ago.

The opportunities that are arising from the ashes however are same as they
have always
been in real estate, just renewed and still under duress. Buying
below market value properties and reselling or renting and holding them, and
providing 1st TD financing for borrowers that are safe but outside the
remaining traditional financing sources are two big o
pportunities in the new
real estate frontier.
These investments opportunities are now significantly more
secure
due to the significantly lower home costs of today securing them.

Many markets and individual sales through out the city are priced and being
sold for prices that are equal to the cost of renting, hitting what we believe is
the fundamental floor for
those properties value. Today's market realities and
these types of values offer the following opportunities for semi-passive
investors:

Opportunity #1. At Prestige Properties & Finance we speak with many, many
potential San Diego home buyers a month and see many of them unable to get
financing on homes and condominiums that they should be able to get
financing for in any normal market atmosphere.

One recent example is a remodeled 1 bedroom / 1 bath condominium in San
Ysidro for $71,000. The total payment at 95% financing for the buyer is $625 a
month including taxes and HOA! And before income tax deductions equating to
$150 a month cost reduction to the homeowner. Essentially she can OWN for
an effective cost of $425 a month! Yet she can't get the seller (a bank) to
accept her offer because she has her 5% ($3,500)  in cash and not in a bank
and the complex is not FHA approved, the only loan she can get with 5%
down.    

Anyone with a $65,000 CD earning 2% could get a solid 6-8% as a 1st TD and
would help this young lady get her foot in the door on a great deal that will
surely rise in value over time and is very unlikely to default.

Essentially there is now and will be growing market demand for private or local
funding sources for quality 1st TD home buyer financing. And with prices
significantly reduced these investments are now significantly more secure and
attractive compared to low yielding CD's, or worse... dwindling principal in the
stock market.
